Area developer AM and Ballast Nedam Development have sold 933 homes in Eleven Square, the new mixed-use urban district next to the Johan Cruijff ArenA, to the Bouwinvest Residential Fund. This comprises 478 private sector rental apartments in Amsterdam's tallest residential tower, 455 student studios and 3,300 m² of commercial space. In terms of the number of homes, this transaction is the largest new-build transaction in the Dutch housing market.
During the festive occasion, the parties ratified the deal that was signed in December 2025. The purchase marks an important milestone for Eleven Square, which can now finally get started.
Eleven Square will be the eye-catcher of the area with the tallest residential tower in Amsterdam. At a height of 145 metres, it will be a new icon on the Amsterdam skyline. Eleven Square covers a floor area of approximately 170,000 m², which is equivalent to around 28 football pitches. The name refers to the new lively square with a cluster of buildings and the 11 postcode area, of which Eleven Square forms the heart.
