Edinburgh's Interpoint office development only one in 2007 or 2008 to achieve environmental excellence rating

London, 16 October 2007 - An 'Excellent' BREEAM rating has been awarded to IVG UK's 46,400 sq ft Interpoint office making it the only speculative Edinburgh office development completing in 2007 and 2008 that will achieve this exceptional standard. The building is being developed by HBG Properties.

This award retains HBG's ten year run of achieving a 'very good' or 'excellent' BREEAM rating for all of its office development projects. Construction at Interpoint will complete in December of this year. An 'Excellent' rating was achieved through innovative design including, rain water harvesting, high level insulation and heat recovery plant. The construction specified the use of a high level of sustainable materials.

The building offers Grade A office accommodation of 46,400 sq ft and offices can be made available in suites from 480 to 1,182 sq m (5,170 sq ft to 12,725 sq ft). 33 car parking spaces are provided together with cycle racking and excellent public transport connections.

The award underlines HBG Properties' commitment to the environment through it's 'Futureproofing' policy. Michael Smart of HBG Properties said: 'We are finding that more occupiers are aware of corporate social responsibility and the 'Excellent' BREEAM rating will be a big draw for them. This has been achieved through HBG's using design and technology to exceed current and future environmental requirements. We know that more and more companies want to be responsible about sustainability and that it matters to the people who work in them. The opportunity to occupy a green building will be a competitive advantage for them.

Peter I Anson, Partner at Ryden: 'Initiatives such as upgraded insulation, rainwater harvesting and heat recovery plant have been designed within Interpoint to allow occupiers to reap the rewards with lower operating costs. HBG has embraced these initiatives; this can only enhance its profile attracting occupiers because environmental sustainability is now a key factor in the selection of business premises.'

Jones Lang LaSalle are joints agents on the Interpoint development.
